The first Quest hotel for 2023 will open on 31st March to meet the growing demand stemming from rapidly accelerating economic activity in the Melbourne suburb of Collingwood.

Quest Collingwood is a joint venture between existing franchise business owners Roberto Salicio & Ben Burns, and Kane & Stephanie Robertson. The first of 5 hotels that parent company The Ascott Limited will open in 2023, Collingwood represents another strategic investment by Quest in a suburban hotel adjacent to growing economic hubs with strong visitor forecasts. The nominal GRP in Yarra increased over 90% from USD6.995 billion in 2008 to USD13.310 billion in 2021 with a range of companies now headquartered in the area.

The Ascott Limited Australia’s General Manager Growth and Capital Strategy James Shields said the property will tap into growing demand from major local industries like construction, healthcare and education, in addition to a lucrative interstate visitor market. “Whether travelling for work or leisure, Quest Collingwood will meet the diverse needs of post-pandemic travellers through offering four spacious accommodation types from studio to interconnecting three bedroom apartments for short or extended stays,“ said James.

“The upper eight levels will be occupied by Quest Collingwood and its 83-apartment hotel which will include a business centre, meeting facilities, and a fitness centre.”
Roberto and Ben have been the franchise business owners of Quest Breakfast Creek in suburban Brisbane since September 2020. Kane has been a member of the Quest Support Office team, and Stephanie brings 16 years of hospitality experience to the joint venture.

“We’ve worked in this industry our entire lives. The Quest model is built on investing in the success of business owners and the customer-centric Quest values are a natural fit for us. We both fell in love with the idea of owning our own hotel – so the opportunity to go into business with trusted friends and colleagues was a sliding doors moment for us,” said Stephanie.

“We love how Collingwood’s evolved from working class suburb into a hotspot for wine bars and microbreweries, co-working spaces and restaurants,” added Kane. “There’s major local industries and corporate headquarters for a strong extended stay market, so we’re forecasting 70% of our business will be corporate from Monday-Friday.”

“We’re also perfectly positioned to capture growing levels of leisure demand in domestic travel. Quest Collingwood is opening the same time as the Formula 1 Rolex Australian Grand Prix, the Melbourne International Comedy Festival and the Melbourne Food & Wine Festival. Our close proximity to the MCG will also attract interstate visitor demand during the AFL season.”

Capturing and reflecting Collingwood’s rich cultural and industrial history in the property was key to the approach of interior designer and Director at ZUNICA DESIGN, Andrew Zunica.

The Ascott Limited has announced special offers for guests, in celebration of the upcoming holy pilgrimage of Hajj.

Hajj will be observed from 19 – 24 August and those visiting the holy town of Mecca this year can avail two special offers across 11 of Ascott’s Middle East properties – five of which are in the Kingdom of Saudi Arabia.

The promotion is valid until 30 September. Guests who book a minimum of three consecutive nights save 15%, while those looking to five nights or more receive 20% off the best rates.

Ascott capitalizes on the fact that four of its Jeddah properties – Ascott Sari Jeddah, Ascott Tahlia Jeddah, Citadines Al Salamah Jeddah and Spectrums Residence – are situated approximately one hour away from the centre of Mecca.

Ascott has accelerated its growth this year, securing more than 10,000 apartment units in 51 properties and taking its total global inventory to more than 52,000 serviced apartment units.

The Singapore-based company’s expansion is being driven by Asia, with 10 new management contracts having recently been signed in Vietnam, Cambodia, Thailand and the Philippines.

“With these latest additions, Ascott has as at today over 52,000 units in our portfolio. We secured a record over 10,000 units in 2016, making this Ascott’s highest increase in inventory count in a single year,” said Lee Chee Koon, Ascott’s CEO.

“Of these new units, 90% are located in gateway cities across the Asia Pacific and the Middle East, including countries such as China, India, Indonesia, Japan, Malaysia, Singapore, Vietnam and Saudi Arabia.

“This year, Ascott has also opened 20 properties with more than 3,700 units, our fastest pace ever. As more of the newly signed properties come into operation, we can expect a further boost to our management fee income,” he added.

The 10 latest properties signed by Ascott are due to open between 2018 and 2023. In Vietnam, Citadines Marina Halong will open in 2020 while the Pentstudio in Hanoi (pictured top) will welcome its first guests in 2018, and in Cambodia the Somerset Meridian Square Phnom Penh will open in 2019. Also that year, The Park at EM District will launch in Bangkok.

In the Philippines, Citadines Manila Bay will open in 2018 while Somerset Valero Makati is set to be operational in 2020. Three properties – Somerset Place Salcedo, Somerset Gorordo Cebu and Citadines Greenhills Manila – are expected to open in 2021 and Citadines Benavidez Makati will welcome its first guests in 2023.

These new properties take Ascott a step closer to achieving its long-term target of operating 80,000 serviced apartment units by 2020.

The Metropole Bangkok has becomes the region’s first serviced residence under The Crest Collection, which it says “epitomises European elegance and grandeur”.

Located in the fashionable Thonglor district of Bangkok, The Metropole becomes only the third Crest Collection property in the world following two Parisian hotels, La Clef Louvre and La Clef Tour Eiffel. La Clef Champs-Élysées is scheduled to open in 2018.

“Choosing Bangkok to debut our first Crest Collection property in the region is testament to Ascott’s commitment to Thailand,” said Jean Keijdener, Ascott’s country general manager for Thailand.

“Metropole is a masterpiece that combines period elegance with contemporary comforts while offering expatriates and travellers unprecedented personalised service.

“After operating in Thailand for more than 10 years with our three well-known brands – Ascott, Citadines and Somerset – we found this unique beauty that is befitting of The Crest Collection. Metropole is a landmark addition that will elevate the living experience of serviced residences in Bangkok,” he added.

The new serviced residence offers 116 luxury apartments, including studios and one-bedroom units and all featuring private balconies, high ceilings and floor-to-ceiling windows. Facilities include a swimming pool, fitness centre, onsen, restaurant and residents’ lounge, and guests will also be offered laundry, dry cleaning and meal delivery services.

The Metropole Bangkok joins a portfolio of 17 serviced residences either open or in the pipeline across Thailand, comprising more than 3,000 units in Bangkok, Pattaya and Sri Racha. Seven of these serviced residences are scheduled to open between 2017 and 2024.

Ascott, the Singapore-based serviced apartment operator, has secured eight new properties in mainland China.

The new signings will lead to the growth of its Ascott, Citadines and Tujia Somerset brands in the key cities of Beijing, Chongqing, Haikou, Hangzhou, Shanghai and Xiamen. The properties will add more than 1,200 apartment units to Ascott’s Chinese inventory.

“China is Ascott’s largest market with the most number of properties and it is also one of the leading international serviced residence owner-operators in the country with more than 16,000 units across 26 cities,” said Kevin Goh, Ascott’s managing director for North Asia. “This market continues to signify immense potential for Ascott. In 2015, Chinese travellers made four billion trips within the country, twice of the previous year; it also leads the global outbound travel market.

“Our…properties will not only attract domestic travellers but also become the preferred choice for Chinese travellers abroad,” he added.

Of the eight new serviced residences, Tujia Somerset Palm Springs Chongqing is already operational and the other seven – Ascott Central Haikou, Citadines Taoyuanju Chongqing, Citadines Xixi Wetland Hangzhou and four more Tujia Somerset properties – are scheduled to open between 2017 and 2020.

So far in 2016, Ascott has now opened 10 properties in China, adding more than 1,900 units to its inventory.

The system applies to both new and existing reservations. Customers can also make a standalone Avis car rental reservation within the Ascott website.

Ascott, the Singapore-based serviced apartment operator, has expanded its portfolio in Hong Kong with the launch of two Citadines properties.

The new 52-unit Citadines Harbourview Hong Kong and the rebranded 55-unit Citadines Mercer Hong Kong have increased Ascott’s presence in the city to more than 300 serviced apartment units across the city, covering both Hong Kong Island and Kowloon.

“Ascott has scaled up its network rapidly in Hong Kong with the opening of four properties over the past three years,” said Tan Tze Shang, the company’s regional general manager for Greater China.

“As one of renowned brands under Ascott, Citadines is expanding fast globally and is well-liked by international travellers. With the rebranding of The Mercer into Citadines Mercer, we will have three Citadines properties in Hong Kong, enabling us to leverage operational and marketing resources to further boost brand recognition.

“Ascott will continue to develop our business in Hong Kong to offer guests even more exciting accommodation choices in this dynamic city,” he added.

The new Citadines Harbourview Hong Kong is located close to Sai Ying Pun MTR station. All 52 serviced apartments offer more than 92m² of space and overlook Victoria Harbour. Facilities include a 24-hour fitness centre and a rooftop terrace.

The newly-rebranded Citadines Mercer Hong Kong meanwhile, is located in Sheung Wan and offers 55 apartments, a fitness centre, outdoor swimming pool and lounge.

With the two new Citadines properties in operation, Ascott now manages five serviced residences across Hong Kong comprising more than 300 units.

Soft brands, which are commonly called “collections”, allow properties to retain their own branding while also benefiting from the pulling power of a global chain. They also enable hotel groups to fulfil the growing demand for independent properties. And Singapore-based Ascott has now brought this popular trend to the serviced apartment sector.

The Crest Collection is described as “a prized selection of some of Ascott’s most prestigious and unique luxury serviced residences”. Initially, three of Ascott’s Citadines Suites properties in Paris have joined the collection, having been renamed as La Clef Louvre Paris, La Clef Champs-Élysées Paris and La Clef Tour Eiffel Paris. In addition, the new Metropole in Bangkok (pictured top) will become a Crest Collection member when it opens in June 2016.

Lee Chee Koon, Ascott’s CEO, also used the launch event to reiterate his company’s European expansion plans.

“Ascott has achieved an asset size of over SG$1.5 billion in Europe. We will continue to deepen Ascott’s presence in the region’s gateway cities where we have properties such as Paris, London, Hamburg and Munich, as well as explore new markets to achieve Ascott’s target of 10,000 apartment units in Europe by 2020. We plan to expand through acquisitions of turnkey developments or existing buildings which Ascott can convert into serviced residences, management contracts and franchises,” he said.

The Crest Collection becomes Ascott’s second new brand in as many months, following the recent unveiling of its Chinese Tujia Somerset concept. The company also operates the Ascott, Citadines and Somerset serviced residence brands.

Several hotel groups have launched new soft brands in recent years, including AccorHotels’ MGallery Collection, Marriott’s Autograph Collection, Best Western’s BW Premier Collection, Starwood’s Tribute Portfolio, Hilton’s Curio Collection, and most recently, Hyatt’s Unbound Collection.

Ascott, the Singapore-based serviced apartment company, has unveiled a new brand for the Chinese market.

Tujia Somerset has been formed as part of a joint venture company with Tujia.com International, the Chinese apartment sharing platform which has been labelled “China’s Airbnb”.

The two companies have already sealed contracts for six serviced residences under Tujia Somerset brand, with a total of 1,005 units. This is expected to rise to 2,000 units by the end of 2016.
Lee Chee Koon, Ascott’s CEO, unveiled the new brand at a ceremony in Shanghai.

“Ascott’s investment in Tujia is providing us with a new pipeline to manage apartments for a growing number of Chinese corporate asset owners as well as individual homeowners with multiple properties,” he said. “By leveraging our Tujia Somerset brand, we will be able to spur the growth of Ascott’s management and franchise business in China.

“With Ascott’s expanded suite of products and services in the country, we will be in a stronger position to cater to the varying needs of property owners and guests, and rapidly increase our scale in China with the new Tujia Somerset brand along with our established Ascott, Citadines and Somerset brands,” Lee added.

The formation of Tujia Somerset forms part of Ascott’s broader expansion plans in China, where it is already the largest serviced apartment operator with more than 15,000 units in 85 properties covering 25 cities. It has a target of growing to 20,000 units in China by 2020.

Two of the six Tujia Somerset serviced residences, the 76-unit Tujia Somerset Baiyue Dalian and 355-unit Tujia Somerset Xinhui Shenyang, are already in operation. The other four properties are the 154-unit Tujia Somerset West Coast Haikou, 140-unit Tujia Somerset Shining City Wuxi, 102-unit Tujia Somerset Weilian Tianjin and 178-unit Tujia Somerset South Nanjing.

“China’s middle class is estimated to make up over 70% of its 1.39 billion population by 2030, consuming nearly US$10 trillion in goods and services – these are potential guests for Tujia Somerset,” commented Kevin Goh, Ascott’s managing director for North Asia.

“Ascott’s current three brands cater to the top tier of the serviced residence market in China, generally targeting customers with rental budgets of above CNY10,000 (approx. US$1,530) per month.

“Our Tujia Somerset brand of serviced residences will primarily cater to the burgeoning mass market segment in China, focusing on overseas and local expatriates as well as corporate travellers with budgets in the region of CNY10,000 per month or lower. Guests at Tujia Somerset can enjoy services such as housekeeping and breakfast at great value,” he added.

Beijing-based Tujia’s apartment sharing site, which valued at more than US$1 billion, features more than 310,000 apartments covering 388 Chinese locations and international destinations including Bangkok, Singapore and Tokyo. As part of the joint venture, some of Tujia’s serviced apartments in China will be converted to the Tujia Somerset brand.

Through this partnership, Ascott will be given the first right to manage apartments currently under development as well as future projects to be built by Dongfu Investment.

And the alliance has kicked off with the signing of a management contract for the 148-unit Citadines Guoxitai Xi’an, which is scheduled to open in 2018.

“Ascott is delighted to be the first international serviced residence company to form a strategic alliance with Dongfu Investment,” said Lee Chee Koon, Ascott’s CEO. “Ascott has forged strong alliances with industry leaders from land owners to property developers, construction firms, online platforms and tech companies.

“Our partners have chosen to collaborate with us due to Ascott’s strong capabilities in managing award-winning serviced residences globally for the past over 30 years. These partnerships will allow Ascott to deepen our presence and build scale in key cities; expand our network to new gateway cities; broaden our reach to even more travellers as well as create new seamless… experiences for our guests,” he added.

Ascott is already China’s largest serviced apartment operator, with more than 14,000 units in 24 cities. In 2015, the company signed another 14 properties comprising more than 2,500 keys, and it is aiming to reach an inventory of 20,000 apartment units in China by 2020.

Following the recent opening of Ascott Central Wuxi, at least 10 more Chinese properties are scheduled to open in 2016 in cities including Beijing, Chongqing, Shenyang, Tianjin and Xiamen.

“Through our alliance with Dongfu Investment, we will be looking at expanding in cities such as Shanghai and Jinan, tapping on our partner’s major commercial building projects across these cities. Our latest partnership with Dongfu Investment will widen Ascott’s lead,” said Kevin Goh, Ascott’s managing director for North Asia.

Ascott, the Singapore-based serviced apartment operator, has continued to expand its presence in Southeast Asia with the signing of agreements for seven new properties in four countries.

The company has boosted its portfolio in Bangkok, Hanoi and the Malaysian city of Petalingjaya, while also signing its first ever serviced residences in four Southeast Asian destinations: the Indonesian city of Bandung, the Vietnamese beach resort of Nha Trang, and Penang and Shah Alam in Malaysia.

Ascott has also opened the Somerset Medini Nusajaya, its second property in Malaysia’s Iskandar development zone, close to Singapore.

“Southeast Asia is Ascott’s fastest growing market and second largest globally after China,” said Lee Chee Koon, Ascott’s CEO. “We started the year strongly by increasing Ascott’s portfolio in Southeast Asia to more than 15,000 apartment units across 80 properties in nine countries. Currently, about 40% of our apartment units under development globally are concentrated in this region.

“In the year ahead, we can expect to see this robust growth trajectory across the other geographies as Ascott picks up momentum to double our portfolio to 80,000 units globally by 2020,” he added.

The 181-unit Somerset Ekamai Bangkok (pictured top) and 280-unit Citadines Bayfront Nha Trang are both due to open at the end of 2016, while the 247-unit Somerset West Point Hanoi will welcome its first guests in 2017.

The 150-key Citadines Kings Bandung and 193-unit Citadines Ara Damansara Petaling Jaya will then be added in 2019, followed by the 200-key Citadines Batu Maung Penang in 2020 and the 250-unit Citadines Montfort Shah Alam in 2021.

The 310-unit, 33-storey Somerset Medini Nusajaya is now open, located close to the Gleneagles Medini Hospital and connected to a four-storey wellness centre. It will feature apartments ranging from studios to three-bedroom units, plus a gymnasium, swimming pool and children’s playroom.

“Besides growing Ascott’s presence in the capital cities, our entry into secondary cities such as Bandung, Penang, Shah Alam and Nha Trang will allow us to cater to the increasing demand for international-class serviced residences in these markets,” Lee said. “These new properties will strengthen Ascott’s position as the largest international serviced residence owner-operator in Indonesia, Malaysia, Thailand and Vietnam.”

Singapore-based serviced apartment company Ascott has acquired new properties in Tokyo and Paris, as part of its partnership with the Qatar Investment Authority (QIA).

The group has spent a total of US$104 million on an office building in Paris, which it will now convert into a Citadines-branded serviced residence, and an existing serviced apartment property in Tokyo which will be rebranded as a Somerset.

The conversion of the Paris property is expected to cost an extra US$33m and the 70-unit Citadines Suites Champs-Élysées Paris is scheduled to welcome its first guests in 2018. The Somerset Shinagawa Tokyo meanwhile, will also be revamped and is expected to open by the end of 2016.

Set up in July 2015, the US$600m serviced residence global fund is Ascott’s largest private equity fund and a 50-50 joint venture with QIA. The fund will invest in serviced residences and rental housing properties with an initial focus on Asia Pacific and Europe.

“Ascott serviced residence global fund’s maiden acquisitions are quality assets in key gateway cities where demand for serviced residences by expatriates and travellers remains strong,” said Lee Chee Koon, Ascott’s CEO. “As we gear up to achieve Ascott’s expansion target of 80,000 units worldwide by 2020, the fund provides the financial boost to support our acquisitions and growth. With the first right to manage properties acquired by the fund, we will be able to increase Ascott’s fee-based income.”

The five-storey Citadines Suites Champs-Élysées is located in central Paris, close to the Arc de Triomphe. Following its conversion, the property will feature restaurant, lounge and fitness centre.

Somerset Shinagawa Tokyo is currently a 50-unit serviced residence operating in the residential district of Takanawa. It is a five-minute walk from Shinagawa Station, which will become the Tokyo terminal station for Japan’s new Maglev high-speed train, which is expected to start operating in 2027.

“Ascott will continue to build up scale by working with strong capital partners and we will seek investment opportunities in gateway cities. This year, we have added more than 6,000 serviced residence units to our portfolio with over 30 management contracts. Besides investments and management contracts, we will also seek more strategic alliances and franchises to expand Ascott’s presence globally,” Lee added.

The company has signed management deals for three new hotels in the two cities, including the 162-unit Ascott Beijing, the 142-unit Citadines Jinxiu Shanghai and the 154-unit Citadines Putuo Shanghai. And Ascott has also secured a contract for the 125-unit Citadines Gugeng Dalian, meaning the company has now added a total of 583 new serviced apartments to its Chinese inventory.

“China is Ascott’s largest market with the most number of properties given the tremendous growth opportunities for serviced residences in the country. Chinese domestic travellers now take up 30% of our business in China,” said Lee Chee Koon, Ascott’s CEO.

“With the rapid increase in Chinese travellers overseas and Ascott’s presence in many of the tourist and business cities worldwide, our penetration of the Chinese market is expected to contribute to Ascott’s business globally. Ascott Beijing will open in 2016, taking the company’s citywide portfolio to 11 properties, while Citadines Jinxiu Shanghai and Citadines Putuo Shanghai are both scheduled to launch in 2019, becoming the sixth and seventh properties in the company’s Shanghai collection. Citadines Gugeng Dalian meanwhile, will debut in 2016, joining two Somerset-branded properties in the northeastern port city.

Ascott also revealed that its Chinese properties are now available for booking via Tujia.com, the Chinese version of Airbnb. Ascott acquired a stake in Tujia earlier this year

“This collaboration will… fuel our performance at properties beyond China as we plan to have our serviced residences outside China available on Tujia’s website in 2016,” Lee stated.

Ascott is currently largest international serviced residence operator in China, with more than 14,300 units in 80 properties across 24 cities.

Ascott, the Singapore-based serviced residence operator, has signed four new properties in the Asia Pacific, adding more than 850 units to its regional inventory.

The new management contracts will mark Ascott’s first properties in the Indonesian city of Yogyakarta and the Malaysian city of Miri, plus another serviced residence in Vietnam’s Binh Duong province and its second property in Seoul.

“This year we have grown faster than before by extending Ascott’s footprint to five new cities and adding about 4,700 units to our global network, which is almost double the units secured in the same period last year,” said Lee Chee Koon, Ascott’s CEO.

“By harnessing our wealth of knowledge and experience in managing over 250 properties across 94 cities, we are able to take advantage of economies of scale across our global footprint to reap operational efficiencies and cost savings while delivering the highest quality in services and products.”

Of the four new properties, the 149-unit Citadines Han River Seoul will be the first to welcome open in the first quarter of 2016. The remaining three properties – 308-unit Citadines Punaka Yogyakarta, 200-unit Somerset Arcadia Miri and 200-unit Citadines Central Binh Duong – are all scheduled to launch in 2018.

Ascott now operates more than 42,000 serviced apartment units in 94 cities across 26 countries.

Ascott Residence Trust (Ascott Reit) has agreed to acquire a hotel in central New York.

The Singapore-based company will pay US$163.5 million for the 411-key Element New York Times Square West hotel, marking the group’s first US acquisition.

“Our first acquisition in the US is a strategic step that will enable us to capitalise on the burgeoning hospitality market,” explained Lim Jit Poh, chairman of Ascott Residence Trust Management Ltd (ARTML).

“The US economy has been growing steadily in the past few years and is forecasted to expand by 2.4% in 2015 and 2.5% in 2016. Recovery in the US hospitality market has also gained momentum. Revenue per available room (revPAR), particularly in gateway cities like New York where there is high demand for accommodation, has improved significantly.

“With future demand growth expected to continue to outpace supply, we are confident that this acquisition will further enhance Ascott Reit’s portfolio and unit-holders’ returns,” he added.

Ascott Reit launched in Asia Pacific in 2006, expanded to Europe in 2010 and recently acquired three serviced residences and four rental housing properties in Australia and Japan. Lim said that the company’s entry in to the US would “catapult Ascott Reit into a global hospitality player”.

Following the acquisition, the property will continue to be operated under the Element brand through a franchise agreement between LG-39 Management LLC and Starwood Hotels & Resorts.

“Ascott Reit’s focus is on properties for extended stay and Element is a widely recognised international brand for extended stay with an established sales network. We expect the property to continue to perform well and further boost the performance of Ascott Reit’s portfolio,” said Ronald Tay, ARTML’s CEO.

Singapore-based serviced apartment group Ascott is planning to modernise its guest experience with the launch of a series of high-tech room upgrades.

Under a new joint project with Samsung to create a “next-generation serviced residence”, Ascott will fit its rooms with a range of new technological devices that can all be controlled from a single application.

This will allow guests to operate all in-room amenities, from the TVs to the washing machines, from their smartphones, tablets or even watches.

The project, which has been named ‘The Internet of Things’, will see Samsung develop a series of customised solutions for Ascott’s serviced residences. Ascott aims to test the new technologies at selected properties the first half of 2016, with a full roll-out across all Ascott serviced residences to follow afterwards.

“Ascott continuously seeks to innovate and test new ideas to ensure that we remain at the forefront of the industry,” said Lee Chee Koon, Ascott’s CEO.

“The Internet of Things technology is on the brink of quick adoption and it will come at a speed we can barely imagine. It will enable us to gain real-time insights to better understand the lifestyle and preferences of our guests and to anticipate their needs. Ascott aims to transform these complex data into useful information to improve customer experience and operational efficiency,” he added.

Guests will be able to use customised settings on their mobile devices or Smart TV to control one or multiple in-room devices simultaneously, both while in the room and outside.

This could include turning the air conditioning on or off, monitoring a laundry cycle, or heating up a kettle. Guests can also use their smartphones to get real-time views of the serviced residence via in-room cameras. In addition, Ascott’s housekeeping staff can be notified when it is time to turn down the room or replace items.

“We are confident that Ascott’s strategic alliance with Samsung… will make this compelling vision of a next-generation serviced residence a reality. Some of these smart home technologies may also be adopted by the other business units within the CapitaLand Group,” Lee added.

Singapore-based serviced apartment giant Ascott has unveiled plans to expand its Citadines brand to two more Asian destinations.

The company has secured contracts to manage its first ever Citadines Apart’hotel properties in Vietnam and the Malaysian state of Sabah. The 200-unit Citadines Regency Saigon and 253-unit Citadines Waterfront Kota Kinabalu are both scheduled to in 2018.

“Citadines is one of our fastest-growing brands. Since we fully acquired the Citadines Apart’hotel chain in 2004, we have more than doubled our Citadines portfolio from the initial 5,100 apartment units in 18 European cities to more than 12,000 units in 81 properties and 52 cities across Asia Pacific, Europe and the Gulf region,” said Lee Chee Koon, Ascott’s CEO.

“We see tremendous opportunities for our international-class serviced residences to expand in Vietnam [and] Malaysia.”
Citadines Regency Saigon will offer a range of studios and one- and two-bedroom apartments, plus a swimming pool, fitness centre, business lounge, breakfast lounge and laundrette.

Citadines Waterfront Kota Kinabalu meanwhile, will includes units with up to three bedrooms, along with a swimming pool, children’s pool, gymnasium, roof garden, lounge and meeting facilities.

Ascott currently operates properties in the Vietnamese cities of Hanoi, Ho Chi Minh City, Haiphong and Danang, plus the Malaysian destinations of Kuala Lumpur, Iskandar and Kuching.

Ascott has signed a new deal that will boost its presence in Malaysia.

The serviced apartment operator has secured a contract to manage the 214-unit Citadines Medini Nusajaya, which will be located in the Iskandar region of southern Malaysia.

Scheduled to open in 2019, the 30-storey property will form part of UMCity, a mixed-use complex comprising offices and retail outlets. It will offer a range of studios and one- and two-bedroom apartments, plus a swimming pool and gym.

“There is significant potential for serviced residences in Iskandar, which is primed to be a key economic growth region in Malaysia,” said Gerald Yong, Ascott’s chief investment officer.

“Ascott was the first international serviced residence owner and operator in Nusajaya, a major new growth centre of Iskandar, where we recently opened Somerset Puteri Harbour Nusajaya, and will be opening Somerset Medini Nusajaya later this year.

“Somerset Puteri Harbour Nusajaya is our first collaboration with UMLand in Nusajaya and it has been performing well since it opened last month,” he added.

Ascott first entered Malaysia in 1999 and now operates six properties in the country. As well as the Citadines Medini Nusajaya, the company plans to open Somerset Medini Nusajaya in 2015 and Somerset Damansara Uptown Petaling Jaya in 2016.

Singapore-based serviced residence operator Ascott has continued its expansion in Southeast Asia with the launch of new properties in Malaysia, Thailand and Vietnam.

In addition to the opening of the Citadines Grand Central Sri Racha in Thailand, which was reported by Travel Daily this week, the company has also added its first serviced residences in the Cyberjaya, Malaysia, and the Vietnamese port city of Haiphong.

The 203-unit Citadines DPulze Cyberjaya becomes Ascott’s its fifth property in Malaysia, the 136-unit Citadines Grand Central Sri Racha its 10th in Thailand, while the 132-unit Somerset Central TD Haiphong City becomes the company’s ninth serviced residence in Vietnam.

“Last year we opened 17 properties and added 28 properties with over 4,800 apartment units to our global portfolio,” said Ascott’s CEO, Lee Chee Koon. “In 2015, there will be no let up in our expansion. We are on track to achieve our target of 40,000 apartment units worldwide by end this year and aim to have 80,000 units by 2020.

“Ascott is the largest international serviced residence owner-operator in Malaysia, Thailand and Vietnam. Today, we have opened our first properties in Cyberjaya, Sri Racha and Haiphong to cater to the increasing demand from multinational companies that are setting up base in these growing cities.

“Globally, we have another over 50 properties to be opened, of which more than 20 are slated to open this year in China, India, Indonesia, Korea, Malaysia, Philippines, Vietnam, Oman and Saudi Arabia,” he added.

Located 20 minutes’ drive from Kuala Lumpur, Citadines DPulze Cyberjaya is attached to the new DPulze Shopping Centre and features a range of studio, one- and two-bedroom apartments. Facilities include a swimming pool, fitness area, lounge and meeting rooms.

Citadines Grand Central Sri Racha is set on Thailand’s eastern seaboard and offers a range of serviced apartments and a rooftop pool. Finally the Somerset Central TD Haiphong City is located just five minutes’ drive away from Cat Bi International Airport and includes studios, one-, two- and three-bedroom apartments, a swimming pool, lounge, library and children’s playroom.

Ascott now operates more than 26,000 serviced apartment units across Asia Pacific, Europe and the Gulf region, with a further 12,000 under development.

Ascott will expand its Citadines brand in Thailand this week, with the opening of a new property in the coastal town of Sri Racha, southeast of Bangkok.

The Citadines Grand Central Sri Racha will open its doors on 15 January 2015, becoming the first international branded serviced residence in the town, which is close to the main port area of Laem Chabang. It also becomes the first Citadines in Thailand located outside Bangkok.

The property will offer 136 serviced apartments, including studios, one- and two-bedroom units, all equipped with kitchens and separate work and living areas. Facilities include a gymnasium, sauna and outdoor rooftop pool.

Citadines Grand Central Sri Racha joins Ascott’s existing collection of nine properties in Thailand, all of which are located in Bangkok. These include four Citadines serviced residences.

Ascott has opened the Somerset Vientiane, marking its debut in Laos and the country’s first ever internationally-branded serviced residence.

The property has been relaunched following a refurbishment and rebranding of the former Parkview Executive Suites.

“We are delighted to introduce the Somerset brand to Lao PDR through Somerset Vientiane,” said Tony Soh, Ascott’s chief corporate officer.

“We have worked closely with the owners to put in place a comprehensive refurbishment program that will progressively transform its apartment units, common area and guest amenities, in order to uphold our Somerset brand standards that are well-established across Asia.”

Located in the Sikhottabong district of the Lao capital, Vientiane, the Somerset offers a range of 116 units, ranging from studios to two-bedroom apartments. Facilities at the property include a gymnasium, swimming pool, tennis court, sauna, jacuzzi, children’s playground and residents’ lounge. There is also a business centre for corporate travellers, and Ascott said it has increased the building’s internet speed.

The Laos opening means that Ascott is now present in seven Southeast Asian countries. It will also launch its first ever property in Myanmar in 2018.

Ascott has secured a contract to manage its first property in Busan, the South Korean port city.

The 468-unit Citadines Haeundae Busan will open in the second half of 2015, when it will also become the company’s first Citadines ‘apart-hotel’ in South Korea, and its largest property globally.

Located close to the BEXCO convention centre, Citadines Haeundae Busan will form part of an integrated development that also includes shops and a cinema. It will offer a range of studios and one-bedroom apartments, plus a gymnasium, rooftop garden, laundry room and breakfast lounge.

Ascott acquired the European Citadines chain in 2004 and brought it to Asia in 2006. With the addition of Citadines Haeundae Busan, the brand’s portfolio grows to 79 properties across 49 cities.

Ascott, the Singapore-based serviced residence company, has reached the milestone of 12,000 apartment units in China.

The company, which is a subsidiary of real estate giant CapitaLand, recently secured contracts to manage five more properties comprising 1,000 apartment units in the cities of Yinchuan, Changsha, Shenyang and Xi’an. These take the company’s Chinese inventory to more than 12,000 serviced apartments, representing almost a third of its Asia Pacific total of 37,000 units.

“China is Ascott’s fastest growing market. As the world’s second largest economy, it continues to present tremendous opportunities. Urbanisation, increasing business activities and rising domestic affluence in key Chinese cities fuel strong demand for our serviced residences,” explained Ascott’s CEO, Lee Chee Koon.

“Since bringing Ascott from our home base in Singapore to China in 1998, we have grown to become China’s largest international serviced residence owner-operator, with 69 properties across 23 cities. This year alone, we have added some 2,600 apartment units in China. Having crossed our target of 12,000 apartment units ahead of 2015, we are now aiming at 20,000 units in China by 2020,” he added.

By this time, Ascott’s Chinese collection is expected to account for a quarter of its targeted global inventory of 80,000 units.

The latest five additions of Ascott’s portfolio demonstrate the company’s increasing focus on emerging second tier Chinese cities. The 200-unit Citadines Xingqing Yinchuan, 150-unit Somerset Xingqing Yinchuan and 164-unit Somerset Riverside Changsha will mark Ascott’s entry into two new markets, Yinchuan and Changsha – the respective capitals of the Ningxia region and Hunan province.

All three properties are due to open in 2018, and the Yinchuan properties mark the first time Citadines- and Somerset-branded serviced residences have been co-located in the same development.

Ascott has also signed its second property in Shenyang, the 330-unit Somerset Olympic Centre Shenyang, and its fifth property in Xi’an, the 156-unit Somerset Xindicheng Xi’an. These serviced residences will open in 2015 and 2016 respectively.

Celebrating its 30th anniversary in 2014, Ascott now operates 24,000 serviced apartment units in Asia Pacific, with a further 12,000 in the pipeline.

Ascott Residence Trust has acquired the Quest Sydney Olympic Park

Singapore-based serviced apartment operator Ascott has made a major move into the Australian market.

The company, which is owned by real estate giant CapitaLand, has entered into a strategic partnership with Quest Serviced Apartments, which currently operates 112 properties in Australia.

As part of the deal, Ascott has acquired a 20% stake in Quest for AU$28.8 million (US$25.3m) and said it expects to invest up to AU$500m to acquire new properties for Quest over the next five years. Under the terms of the deal, Ascott will have the right of first refusal to acquire properties sourced by Quest. Quest will then provide a lease for the properties, which will be operated under franchise agreements using the Quest brand.

Ascott also has the option of increasing its stake in Quest to 30% in future.

And in a separate deal, the Ascott Residence Trust has entered into agreements to acquire three existing Quest properties in the Greater Sydney area for AU$83m. Quest Sydney Olympic Park, Quest Campbelltown and Quest Mascot will continue to be operated as franchises under the Quest brand.

“Ascott has an established presence in Australia where our serviced residences enjoy a strong demand from travellers to the country, and we see vast potential growth opportunities for serviced residences,” said Lee Chee Koon, Ascott’s CEO.

“Serviced apartments represent over 25% share of the accommodation market in Australia where Quest is a leading player. Ascott has many global customer accounts and strong global systems to manage our properties. Through our strategic partnership with Quest, we can leverage each other’s knowledge and contacts in Australia to rapidly extend our presence in the growing market for international quality serviced apartments. We also expect a stronger pipeline of properties in Australia for Ascott to acquire.”

The Australian venture marks the latest stage in Ascott’s international strategy of expansion through alliances. The company has already penned agreements with two major developers in China, and Lee said Ascott will continued to “seek investment opportunities” in such markets as “Singapore, India, capital cities in Southeast Asia, Paris, London and key cities in Germany”.

“We will also continue to expand through management contracts, strategic alliances and franchises to achieve our target of 80,000 apartment units globally by 2020,” he added.

Paul Constantinou, chairman of Quest, said the Ascott deal would allow his company to accelerate its expansion plans, “to secure 250 properties across Australia and New Zealand before the end of this decade.”

Ascott has launched another service residence in Kuala Lumpur.

Located in the KL Sentral area, which is home to the city’s main railway station and airport rail links, Ascott Sentral Kuala Lumpur features 157 units, ranging from studios to three-bedroom penthouses, plus a swimming pool and gymnasium.

“With the opening of Ascott Sentral Kuala Lumpur, we have further extended our footprint in this bustling city of Kuala Lumpur, and are now primed to take advantage of the increased demand of serviced residences,” said Tan Boon Khai, Ascott’s regional general manager for Singapore & Malaysia.

Ascott Sentral Kuala Lumpur becomes the company’s fourth property and Malaysia and its third in KL. But this expansion will continue in the coming years, with plans to add four new serviced residences nationwide over the next two years.

Citadines Dpulze Cyberjaya will open before the end of the year, and will be followed by the Somerset Medini Nusajaya and Somerset Puteri Harbour Nusajaya in 2015, and the Somerset Damansara Uptown Petalingjaya in 2016.

Ascott Limited has signed a contract to manage its first Somerset-branded residence in Gurgaon.

The new serviced residence is due to open in 2019 and will have 174 units, with the property owned by CapitaLand.

Known as Somerset Diplomatic Greens Gurgaon, the property will be Ascott’s second residence in the city after the Ascott Iero City Gurgaon opens in 2017.

The latest signing will be located in seven acres of landscaping within the Diplomatic Greens entertainment hub with a range of one and two-bedroom apartments. Facilities will include a gym, yoga centre, swimming pool, all-day dining restaurant and bar.

“Our strategy for India is to expand in high-growth cities where there is significant demand for international-class serviced residences from expatriates, project teams and business travellers,” said Tony Soh, Ascott’s chief corporate officer who oversees its Indian business. “Gurgaon is a fast-developing city where a large number of manufacturing, IT and construction companies are based. We are confident that our Somerset brand will do well in Gurgaon.”

The group’s new openings in India will push the number of apartments it has in the country to 1, 400.

New sites are also being scouted in Mumbai, New Delhi and Pune.

Soh added: “We see strong growth potential for Ascott in India. By bringing our Somerset brand to Gurgaon through our partnership with Puri Constructions, Ascott’s footprint in India will increase to more than 1,400 apartment units in eight serviced residences across five cities.

“To further expand Ascott’s network in India, we will continue to seek opportunities for investments, management contracts, leases or franchise agreements. Besides Ahmedabad, Bangalore, Chennai,

Hyderabad and Gurgaon where we have presence, we are also seeking opportunities in key business cities including Mumbai, New Delhi and Pune.”

The Ascott Limited (Ascott) is strengthening its presence in the Saudi Arabia with secured agreements to manage two more serviced residences. These residences are for the Abdul Samad Al Qurashi Group’s subsidiary, United Spectrums Holding in Jeddah. The 51-unit Citadines Sari Jeddah is slated to open in 2015 while the 135-unit Somerset Corniche Jeddah, the first Somerset-branded serviced residence in Saudi Arabia, will open in 2016.

Besides Citadines Sari Jeddah and Somerset Corniche Jeddah, Ascott will manage the 125-unit Ascott Tahlia Jeddah and the 122-unit Citadines Al Salamah Jeddah for the Group when the properties open in 2015.

The additions will strengthen Ascott’s portfolio in Saudi Arabia to nearly 700 apartment units across five serviced residences. In the GCC, Ascott’s portfolio will increase to more than 1,700 apartment units across 11 properties in Bahrain, Qatar, Oman, Saudi Arabia and the United Arab Emirates.

Sym Lee, Ascott’s head for the GCC, said: “We continue to see strong opportunities to expand our network of serviced residences and build our scale in the GCC. Our partnership with United Spectrums Holding will enable Ascott to deepen our presence in Saudi Arabia. The country has attracted US$141 billion in foreign direct investments during the past five years, the highest in the entire Middle East. This bodes well for Ascott as demand for our serviced residences will grow with more”

Citadines Sari Jeddah caters well for independent travellers who are looking for city living. The property will offer studios and one- and two-bedroom apartments. The same facilities and room structure is available for Somerset Corniche Jeddah.

In the GCC, Ascott is also scheduled to open Ascott Olaya Riyadh, as well as its first properties in Oman, Somerset Panorama Muscat and Sohar Garden Residences, in 2015. Ascott currently manages Ascott Park Place Dubai, Ascott Doha, Somerset West Bay Doha and Somerset Al Fateh Bahrain.

Ascott has reached the milestone of 35,000 apartment units operating across the world.

The Singapore-based company reached the figure following the signing of agreements to manage four new properties in China – in Taiyuan, Beijing, Shanghai and Dalian. And Ascott’s CEO, Lee Chee Koon, said the company is now on track to meet its expansion goals.

“In 2014, we have so far added 2,020 apartment units to Ascott’s portfolio and are on track to achieving our target of 40,000 apartment units globally by 2015,” said Lee.

“We will continue to seek investment opportunities in key markets where we have presence like Singapore, China, India, capital cities in Southeast Asia, Paris, London and key cities in Germany. We will also continue to expand Ascott’s presence through management contracts, strategic alliances and franchises which will be another of our key growth driver,” he added.

The four new properties add a further 900 units to Ascott’s inventory, and expand the company’s Chinese portfolio to 64 properties comprising 11,600 apartments.

The 170-unit Ascott Taiyuan is scheduled to open in 2018, when it will mark the company’s debut in the capital of Shanxi province, while the 195-unit Ascott Riverside Garden Beijing and 342-unit Somerset Sunland Shanghai are both scheduled to open in 2016. The 195-unit Somerset Grand Central Dalian is already operating, having recently been rebranded.

“China is one of Ascott’s fastest growing markets and we are pleased to establish our presence in the city of Taiyuan,” said Kevin Goh, Ascott’s managing director for North Asia. “This year, besides two properties that have opened in Suzhou and Dalian, 10 more properties are slated to open by end of this year. We are confident of achieving our goal of 12,000 apartment units in China by 2015.”

Ascott’s inventory of 35,000 rooms covers more than 200 serviced apartment properties worldwide.

Serviced apartment operator Ascott has secured its ever franchise agreements to launch new properties in Laos and Bali.

The deals will see the Singapore-based company take over the running of the 116-unit Somerset Vientiane in the fourth quarter of 2014, and the 194-unit Citadines Kuta Beach Bali, which is scheduled to open in August this year.

Lee Chee Koon, Ascott’s CEO, said the franchises mark a “milestone” for the company.

“Franchise will be one of Ascott’s growth drivers for the future. It will allow us to build our scale rapidly in our existing markets and expand into new markets. Through the franchise agreements, we have added two more cities to our portfolio to reach 85 cities worldwide. Together with investments, management contracts and strategic alliances, franchise will bring us closer to achieving our target of 40,000 apartment units globally by 2015,” he said.

Ascott awarded the Vientiane franchise to a subsidiary of LCD Global Investments Ltd. Under the agreement, the serviced residence will be managed by Ascott for the first two years, during which time it will undergo a refurbishment, before transitioning to a franchise arrangement.

The property will offer 116 units, ranging from studios to two-bedroom apartments, plus a business centre, meeting room, tennis court, swimming pool, gym, sauna, jacuzzi, children’s playground, residents’ lounge and outdoor breakfast area.

The franchise for Citadines Kuta Beach Bali was awarded to PT Menara Permata Propertindo. This beachfront property will offer 194 studios, one- and two-bedroom apartments, along with a meeting room, rooftop swimming pool and bar, restaurant and launderette.

Ascott currently has a portfolio of more than 200 properties either operational or in the pipeline.

Ascott has signed a new deal that will see the launch of its premium serviced apartment brand in Tokyo.

The Singapore-based company currently operates Citadines- and Somerset-branded properties in the Japanese capital, but a new leasing agreement with Mitsubishi Estate Company (MEC) will lead to the opening of the city’s first Ascott The Residence property.

Scheduled to open in 2017, the 129-unit Ascott Marunouchi Tokyo will form part of MEC’s new mixed-use development in central Tokyo, comprising offices and retail outlets. It will offer a range of accommodation units, ranging from studios to three-bedroom apartments, including some with traditional tatami mattresses. Facilities include a swimming pool, rooftop terrace, gymnasium, reading lounge, business centre and meeting rooms.

Lee Chee Koon, Ascott’s CEO said that he envisaged “significant demand for quality accommodation” in Tokyo in the years to come. “To meet the strong demand, Ascott plans to expand in Japan through investments, management contracts and lease agreements.

“With MEC’s ability to develop world class properties and Ascott’s strong branding and hospitality capabilities, we are confident that Ascott Marunouchi Tokyo will provide a memorable experience for discerning customers,” Lee added.

Ascott operates three serviced apartment brands – Ascott, Citadines and Somerset – with a portfolio spanning 83 cities across 23 countries. As well as Tokyo, the company also operates properties in the Japanese cities of Osaka, Nagoya, Kyoto and Fukuoka.

Ascott has acquired a new serviced residence in Hong Kong.

The 55-room property, which is located in the Sheung Wan district of Hong Kong Island, has been purchased for HK$545 million (US$70.3m) and will be rebranded as the Citadines Mercer Hong Kong in the third quarter of 2014.

The new serviced residence will include a range of one-bedroom apartments with kitchenettes and separate living areas, plus a residents’ lounge, gym and swimming pool.

“One of Ascott’s growth strategies is to look for prime operating serviced residences in gateway cities which will provide us with faster time to market,” said Lee Chee Koon, Ascott’s CEO. “We will leverage Ascott’s strong design edge and hospitality capabilities to enhance the newly acquired property to Ascott’s international standards, as we have successfully done so for many properties worldwide. Adding a fourth property to our portfolio in Hong Kong will give us economies of scale and further strengthen Ascott’s leadership position.”

Ascott currently operates the Citadines Ashley Hong Kong in Tsim Sha Tsui, while the Somerset Victoria Park Hong Kong will open in the third quarter of 2014. Following the launch of the Citadines Mercer Hong Kong, the company will then rebrand and launch another serviced residence on Connaught Road in 2015.

The Ascott Limited (Ascott) has forayed into Saudi Arabia by securing a management contract for its first premier serviced residence in Riyadh.

Ascott Olaya Riyadh is slated to open near the King Abdullah Financial District in 2015. The management contract was awarded by Rafal Real Estate Development (RAFAL). The serviced residence will be part of a larger real estate project, Rafal Residences.

The addition of Ascott Olaya Riyadh will increase the presence of the Singapore-based company in the Gulf Cooperation Council (GCC) to almost 1,300 serviced apartment units across seven properties in Bahrain, Oman, Qatar, Saudi Arabia and UAE.

Chong Kee Hiong, Ascott’s chief executive officer, said: “Saudi Arabia offers strong opportunities for serviced residences. It is the biggest economy in the Middle East and its gross domestic product is forecast to grow by about five percent per annum over the next few years. Ascott’s expansion in the GCC with Ascott Olaya Riyadh will enable us to cater to the rising number of expatriates and travellers to the region.”

In the GCC, Ascott currently manages Ascott Park Place in Dubai, Ascott Doha, Somerset West Bay in Doha and Somerset Al Fateh in Bahrain. Ascott is also slated to open its first properties in Oman, Somerset Panorama Muscat and Sohar Garden Residences, by 2014.
