A hotel industry expert with almost 30 years of experience, Henssler has held senior leadership positions in Europe, the Middle East, and China. A graduate of the prestigious École Hôtelière de Lausanne in Switzerland, he has enjoyed a stellar career to date, largely with Kempinski, the leading European luxury hotel group.  There he held such roles as President – China and Managing Director of Key International Hotel Management, the Chinese joint venture. Most recently, Henssler was Kempinski’s Chief Operating Officer – Asia.

Working alongside the senior executive team, he will add considerable value to the business, helping Centara to double its total portfolio and achieve its five-year goal of becoming a top 100 global hotel operator by 2027. He will strive to deliver new hotel management contracts in dynamic destinations and exciting new international markets, through Centara’s collection of six brands and new sectors, including branded residences and wellness retreats.

Following the easing of restrictions on China’s huge outbound travel market, Thailand’s leading hoteliers reveal their expectations for the recovery of Chinese tourism in the “Land of Smiles”. On 8th January 2023, the Chinese government announced that it would reopen the country’s borders and allow its citizens to take overseas vacations for the first time since early 2020. For many destinations, the return of the world’s largest outbound travel market – accounting for a staggering 155 million international trips in 2019 – will provide a huge boost to their economies following the challenges of the last three years.

Thailand for example, welcomed 11 million Chinese travellers in 2019, more than a quarter of its total arrivals. But what does the return of Chinese visitors mean for hotel and tourism operators in the “Land of Smiles”? Will there be an immediate influx of tourists, or will the recovery be more gradual? And what are the key factors that are likely to help or hinder the rebound?

Dirk De Cuyper, CEO of S Hotels and Resorts, the hospitality arm of Singha Estate which operates multiple resorts in Thailand, said that his company had already seen sharp rise in interest, although he expects a full Chinese resurgence to take more time.

“Our properties in Thailand are seeing steady growth in terms of inquiries and bookings, mainly from free independent travellers via online channels. We experienced a 70 percent increase in searches for our hotels following the announcement of China’s borders reopening,”  De Cuyper revealed. He added however, that “a number of factors such as limited flights, airport controls, delays in passport applications etc.” are impacting the speed of the revival.

Jurairat Mongkolwongsiri, corporate vice president of sales at Centara Hotels & Resorts, which has the largest domestic portfolio of any Thai-owned hotel group, added that her company had already started to receive inquiries for FIT and group bookings in major destination such as Bangkok, Pattaya, Phuket, Koh Samui and Chiang Mai.

“The priority period is Chinese New Year and to get more requests. [But] we can only propose hotels which have availability – our Phuket properties for example, are already full. We have started to receive inquiries for inspections of our Bangkok properties and Chinese air crews are confirmed to stay at our hotel in Chiang Mai,”  Jurairat commented.

Airlift is a key issue. Before 2020, Chinese travellers could choose from 28 different airlines operating on multiple routes between Thailand and China, covering 44 airports and offering 17 million seats². But these numbers dwindled during the pandemic and airlines are only just starting to re-establish services. Earlier this month, Spring Airlines said it would resume flights from Shanghai to Phuket and from Guangzhou to Chiang Mai in January, while also increasing frequencies from Shanghai to Bangkok. Juneyao Air is also resuming its service between Shanghai and Chiang Mai³.

“Thai airlines are waiting for Chinese authorities to approve additional flights, so it sounds like there may be a process to overcome before rising demand can be met. International airports in Thailand are at high capacity in terms of route and airport controls, so we expect that it will be some time until airlines can add more direct or connected flights,” De Cuyper said.

Once these logistical issues are overcome however, Thailand is likely be one of the one of the main beneficiaries of the great Chinese reopening. Dieter Ruckenbauer, general manager of Le Méridien Bangkok, which recently completed a major refurbishment, said he believes that demand from China will “steadily pick up from here”.

“We are optimistic that travel will continue to grow. According to the Tourism Authority of Thailand, in 2022 Thailand tallied roughly 11.8 million arrivals, so only about one quarter of the 2019 figure (39.8 million). Considering how much further we have to go to get back to pre-Covid levels, we do expect to experience significant updraft in the months to come,” Ruckenbauer noted.
Centara’s Jurairat agreed, but urged a coordinated approach between all the relevant parties to ensure a smooth and stable recovery.

“It’s true that the outlook for the tourism sector remains uncertain, but we are optimistic about it. It requires global cooperation and evidence-based solutions so that travel restrictions are safely lifted. With the opening of China’s borders, we can see that coordinated action across governments at all levels and the private sector is essential to help international tourism resume. We have high hopes, and we are ready to welcome the Chinese guests back to our properties,” she stated.
De Cuyper and S Hotels & Resorts are also cautiously optimistic about the prospects for 2023.

“The industry outlook is still highly volatile and there are many risks associated with inflation, rising energy costs and commodity prices which could potentially lead to economic recession in the first half of year. On a positive note however, some of our hotels have already surpassed their 2019 performance levels and the upward momentum is continuing in the first quarter of 2023. We are fully ready to welcome guests from around the world and provide warm and heartfelt Thai hospitality,” he concluded.

Bangkok: Central Group and Signa Holding announces this week that they have now completed the acquisition of the luxury retailer, Selfridges Group from the Canadian Weston Family. 

The Central Group, controlled by the billionaire Chirathivat family is the largest department store chain operating for more than 75 years in Thailand. 

With the acquisition of British luxury store chain Selfridges, Central and Signa aims to become a major global player in the department store sector. This transaction has created one of the world’s leading luxury department store groups, with presence in 8 countries in Europe and flagship stores in the cities’ most sought-after locations, particularly the iconic Selfridges department store.

In December 2021 it was reported that Thailand’s largest department store owner, Central Group, was just days away from closing a 4 billion pound ($4.76 billion) acquisition of Selfridges stores in the United Kingdom. 

The current owners of Selfridges, agreed terms with Central around the end of November, according to a report in The Times newspaper. The Weston family owned Selfridges for almost 20 years (2003), acquiring the brand for 598 million pounds.

Selfridges Group portfolio, which comprises 18 stores under 4 banners in 3 countries, namely;

•Selfridges London UK

•Brown Thomas Department Stores Ireland

•Arnotts Department Stores Ireland 

•De Bijenkorf Department Stores Holland 

 

The integration will also include Selfridges Group’s unrivaled e-commerce platforms, which draw over 30 million online visitors monthly and ship to over 130 countries worldwide.

This will be integrated with Central and Signa’s combined existing portfolio of 22 luxury department stores and 2 new stores to open soon in Dusseldorf and Vienna. The current holdings comprise Rinascente in Italy and Illum in Denmark, which are wholly owned by Central Group, KaDeWe, Oberpollinger, Alsterhaus in Germany, and Globus in Switzerland, are jointly owned by Central Group and Signa Holding. 

Central Group, owned by the billionaire Chirathivat family, has had a presence in Europe since 2011. 

Last year, the joint venture bought Swiss luxury department store Globus and other real estate assets for $1 billion.

Mr. Tos Chirathivat, Executive Chairman and Chief Executive Officer of Central Group, and Mr. Dieter Berninghaus, Chairman of the Executive Board of Signa Holding, will be the new Co-Chairman of the Group.

“We are long-term investors with a well-established partnership and shared vision to reshape and reinvent the luxury retail industry. We are committed to creating the world`s leading luxury omni-channel platform for all our customers through both online and offline channels. We are excited to meet and work with our new colleagues, as well as brand partners, to achieve this vision,” wrote Mr. Tos Chirathivat. 

The transaction sees Selfridges Group become part of the combined Central and Signa portfolio of luxury department stores, which includes Rinascente in Italy, Illum in Denmark, Globus in Switzerland and the KaDeWe Group, which operates in Germany and Austria (starting in 2024). 

The pro-forma annual turnover for the combined department stores portfolio was €5 billion in 2019 and is projected to grow to more than €7 billion by 2024. The combination will create a complementary portfolio of leading European luxury department stores, enabling innovation and knowledge sharing across different locations, says the joint venture.

Selfridges, founded in 1908 by Harry Gordon Selfridge, is best known for the giant store on London’s Oxford Street. It has been controlled by the Westons since 2003.

Central and Signa are expected to operate all stores in the Selfridges Group, including Selfridges, de Bijenkorf, Brown Thomas and Arnotts. 

Back in February 2022 Central Retail also announced it will spread $3 billion across its operations in Thailand, Vietnam and Italy. 

Central Retail has 23 Central department stores in Thailand and 40 under the mid-range Robinson brand, making it the biggest chain of its kind in the country. Central Retail has 3,641 branded stores (Sept 2021 ) including supermarkets, hypermarkets, sportswear, stationery, electronics and office products.

Observers suggest said the latest acquisitions indicate the physical retail store business is very much alive with retail business shifting to omni-channel shopping; no longer limited to online and offline. 

Companies clearly believe in the potential of physical stores, reflected by the recent expansion by two e-commerce players, Amazon and Alibaba. These two already expanded into the physical store business during the pandemic.
